When St. Katharine's fell on hard times, an appeal came from Bishop Theodore N. Morrison of Iowa  in 1902 for the Community of St. Mary to take over the School. Mother Edith thought it well to undertake the work and Sister Esther arrived from Peekskill, NY in July 1902 to supervise the construction of the chapel and gymnasium. The Community officially took over the supervision of St. Katharine's  and for forty years the Sisters prayed and labored. The School's growth crowded its facilities.

It was in great sorrow that a combination of poverty, the great depression, and World War II compelled the Sisters to withdraw from St. Katharine's in 1943.  No work of the Community ever inspired greater affection, on the part of the Sisters, alumnae and staff.  The Sisters liked to think that those forty years in Davenport had helped to nurture the Church in the area to vigor, breadth and zeal.

In December 2000, the present owners purchased the buildings and the twelve acres of land that the Diocese of Iowa called St. Katharine's School for eighty-nine years. St. Katharine's Hall and St. Margaret's Hall are being remodeled into affordable housing for seniors fifty-five and older.The buildings are on the
National Register of
Historic Places. Thus, the outside of the buildings must be restored to their original splendor. Old photos are being used as models for the project. In addition, a new building is being built on the old field hockey grounds. The project is expected to cost 4.1 million dollars and will open in the spring of 2002.
